House Rules
Our goal is to provide you with an exceptional, comfortable, and stress-free stay. Most guests never encounter any issues. These guidelines simply help protect the condo, the AWA community, and the experience of future guests.
We have rarely needed to enforce additional fees, and we hope to keep it that way. 😊
## 🚭 Smoke-Free Property
AWA Residence and E206 are strictly smoke-free.
Smoking or vaping is not permitted:
* Inside the condo
* On the balcony
* In hallways or other common areas
* Anywhere on the AWA Residence property where prohibited by community rules
This includes cigarettes, cigars, pipes, vapes, e-cigarettes, cannabis/hemp products, hookah, or anything producing smoke or vapor.
Evidence of smoking inside the condo may result in a **$500 USD deep-cleaning fee**.
## 👥 Registered Guests & Occupancy
**Maximum occupancy: 4 guests.**
All overnight and daytime visitors must be included on the reservation and count toward the property's maximum occupancy.
Unregistered guests are not permitted without prior approval. If the reservation changes, please contact us so the guest count can be updated through the booking platform.
## 🤫 Quiet Hours
Please respect our neighbors and shared community spaces.
**Quiet hours: 10:00 PM–8:00 AM**
Parties, events, and disruptive gatherings are not permitted.
## 🐾 No Pets
Pets are not permitted in the condo.
Evidence of an unauthorized pet may result in a **$500 USD deep-cleaning fee** if additional professional cleaning is required.
## 🧼 Cleaning & Starter Supplies
The condo is professionally cleaned before every arrival.
We provide starter supplies including:
* Toilet paper
* Paper towels
* Shampoo, body wash, and hand soap
* Dish soap and basic cleaning supplies
* Trash bags
These are starter quantities rather than unlimited supplies for the entire stay.
## ⚡ Electricity & Air Conditioning
Your stay includes up to **40 kWh of electricity per day**.
Please help conserve energy by:
* Turning off A/C when leaving the condo
* Keeping doors and windows closed while A/C is operating
* Turning off lights and appliances when not in use
Excess electricity usage may be charged at approximately **6 MXN per kWh**.
## 📶 Internet & Wi-Fi
E206 has private high-speed Wi-Fi with mesh coverage throughout the condo.
Please do not unplug, reset, relocate, or tamper with Wi-Fi equipment. If technician service is required because equipment was disconnected or altered, a **$75 USD service fee** may apply.
## 🏖️ Beach & Property Items
Beach towels and designated beach items may be taken to the beach.
Please keep household bath towels, bedding, cushions, décor, and other indoor furnishings inside the condo.
Please return all beach equipment to the condo after use.
## 🅿️ Parking & AWA Community Rules
Guests must follow all AWA Residence community rules, including those regarding:
* Parking
* Security procedures
* Wristbands
* Noise
* Trash disposal
* Smoking
* Shared pools and amenities
E206 includes **one assigned gated parking space**. Additional vehicles must use permitted guest parking when available.
## 🎟️ Wristbands
AWA wristbands must be worn as required by the property and returned to reception at departure.
A charge of **100 MXN per unreturned wristband** may apply.
## 🧳 Check-Out Guidelines
**Check-out is by 11:00 AM.**
Before leaving, please:
* Turn off lights and A/C
* Lock doors and windows
* Leave used towels in the primary shower
* Leave dishes in the sink
* Take trash to the trash chute
* Return all AWA wristbands to reception
Late check-out must be approved in advance. When available, additional charges may apply because of cleaning and same-day turnover requirements.
## ⏰ Check-In & Check-Out
**Check-in:** 3:00 PM
**Check-out:** 11:00 AM
Early check-in and late check-out are subject to availability and must be approved in advance.
## 🔐 Security
Please lock the condo whenever you leave and make sure doors and windows are secure.
Guests are responsible for their personal belongings during their stay.
## 🔧 Maintenance & Support
If anything needs attention, please contact us right away. We would much rather address an issue during your stay than learn about it afterward.
Please do not attempt repairs or adjustments to electrical, plumbing, A/C, Wi-Fi, or other building systems yourself.
## ⚖️ Respectful & Legal Conduct
Illegal activity, disruptive behavior, parties, and unauthorized commercial activity are prohibited.
Please treat the condo, our neighbors, AWA staff, and shared amenities with respect.
## 💵 Potential Additional Charges
Additional charges apply only when actually incurred or when a rule violation requires additional service:
* Smoking-related deep cleaning: **up to $500 USD**
* Unauthorized pet-related deep cleaning: **up to $500 USD**
* Wi-Fi technician service caused by tampering: **$75 USD**
* Late check-out: **$25 USD per hour when applicable**
* Unreturned wristbands: **100 MXN each**
* Excess electricity: approximately **6 MXN per kWh above the included allowance**
