Convenient everyday amenities are right across the street, including a gelato shop and convenience store—perfect for quick treats, drinks, or essentials. For an easy and fun option, the on-site concierge offers limited golf cart transportation to Fifth Avenue (Quinta Avenida) and the main beach access points. Taxis are readily available throughout Playacar and across Playa del Carmen, offering fast, affordable transportation day and night. From Cancun, drive south on Federal Highway 307 toward Playa del Carmen.

As you approach Playa del Carmen, you’ll enter an elevated bypass that avoids local city traffic. This elevated section is approximately 4 km (2 miles) long.

After the road returns to ground level, you’ll pass Sam’s Club on the left and City Club on the right.

Take the left-hand U-turn, which will put you heading north on Highway 307.

Stay in the right lane—the first Playacar entrance is less than ¼ mile ahead.

Pass the first Playacar entrance and turn right at the SECOND Playacar sign.

Proceed through the security gate. Security primarily speaks Spanish, but simply say “Airbnb,” show your reservation and ID, and you will be granted access.

Once inside Playacar, continue east toward the beach.

Take the first street on the right: Paseo Xaman-Ha.

Continue past the golf course—AWA Residence will be on your right.

Please check in with the concierge upon arrival.

For the comfort of all guests and residents, this is a strictly smoke-free property.

If smoking occurs inside the unit, a $500 USD deep-cleaning fee may apply.

Electricity costs in Playa del Carmen are higher than in many regions, so we believe in clear and upfront communication—especially for longer stays.

Your reservation includes reasonable electricity usage, which comfortably covers normal daily living, including air conditioning, hot showers, cooking, laundry, and remote work. Most guests remain well within this allowance without any additional charges.

To help keep usage reasonable, we recommend:
